Super Dairy needed a CMMS solution to help reduce downtime, manage inventory and preventive maintenance, and track large projects and completion rates for auditors. eMaint’s capabilities went above and beyond the company’s requirements, and was implemented. BACKGROUND

Superior Dairy is a family owned and operated producer and distributor of quality fluid milk, ice cream culture that has been in business since 1922. As part of an ongoing commitment to quality and food safety, Superior Dairy works under the guidance of the Pasteurized Milk Ordinance, maintains a HACCP food safety system, and has implemented a Safe Quality Foods (SQF 2000) system. Superior Dairy is continuously audited by approved independent auditing and federal agencies to ensure compliance with all regulatory requirements.

THE CHALLENGE

When Jason Wolfe joined Superior Dairy as Assistant Maintenance manager, he recognized a need for a CMMS to help reduce downtime, manage inventory and preventive maintenance, and track large projects and completion rates for auditors. His objective was to create an automated PM program that would incorporate inventory and project tracking and help them improve machine performance and efficiencies. However, the most important was the need to demonstrate compliance with Safe Quality Foods (SQF) and produced reports that reflected this.

IMPLEMENTATION

eMaint was implemented as it exceeded their requirements and was extremely configurable and user friendly. The first objective was to establish a structure for PM types including Maintenance, Sanitation, Quality Control, Safety and Engineering. Jason started by defining assets, setting up PM tasks and establishing frequencies for those tasks. Inventory is integrated with PMs while barcoding allows for quick and easy inventory control.

Condition monitoring equipment provides data that is imported into eMaint to trigger PMs based on predefined ranges. Initial results include increased equipment performance and lower costs for major rebuilds due to improved preventive maintenance. System generated reports provide the maintenance history documentation needed to pass inspections without a single complaint.
